Where does a repair request go once it comes in?
Onto one board, with a vendor and a status, until somebody marks it done.
Property management
For property management firms doing $500,000 or more a year with 2 to 49 users.
Keep the owner, the tenant and the repair on one record. A repair board, a checklist for each stage of a tenancy and a view of every empty unit, so the work behind a building has an owner.
Operations: A repair request has no single owner and nowhere to see whether it is done.
Operations: A tenancy file is split between an inbox, a folder and somebody's memory.
Sales: A vacant unit has inquiries against it, and nobody can see which are still open.
Repairs:
We build a board that follows each request from received to done, with a vendor, a status and a person responsible. You stop asking whether anyone called the plumber. Your live checklist shows the board in use.
Tenancy files:
We write a checklist for each stage of a tenancy (move-in, the tenancy itself and move-out) from what you tell us belongs on it. You stop piecing a file together from three places.
Contacts:
Each contact is tagged as an owner, a tenant or a vendor and linked to a unit, so one unit shows all three together.
Vacancies:
We build a view of every empty unit with its status and the inquiries logged against it. You stop keeping that list on a sheet. The view matches your own unit list on your checklist.
Marketing:
We plan and write posts and guides for the property owners who weigh up a manager, on a plan you approve. Your checklist shows each post once it is up.
The first month opens with the items below, and your checklist gives each a plain test for "done".

Onto one board, with a vendor and a status, until somebody marks it done.
By tagging. Each contact is marked as an owner, a tenant or a vendor and linked to the unit, so the unit page shows who is who.
Yes. The vacancy view lists each empty unit with its status and the inquiries logged against it.
Whatever you tell us belongs at each stage. We write it down once, and your team works from it.
No. It stays in use, and the CRM and the repair board are built to work alongside it.

Your part: the weekly call for the first 90 days, access to your tools in week one, approvals within 3 business days, your content and photos. Days we spend waiting on you don't count against us.
